SB-326 Balcony Repairs for HOAs
KneppKraft is a licensed structural contractor in LA and Orange County, and California requires condominium associations to inspect and repair exterior elevated elements. Your engineer inspects; KneppKraft makes the repairs the report calls for.
If you run a condo HOA, the repairs are on you.
SB-326 applies to condominium and planned developments with three or more units. It requires inspection every nine years of wood-supported exterior elevated elements (EEEs), balconies, decks, stairs, and walkways more than six feet above the ground, by a licensed structural engineer or architect. When the inspection finds an immediate hazard, the association must restrict access and complete repairs before reopening it.
The inspection is your engineer’s job. The repair is ours, KneppKraft takes the findings and makes the structural fixes, coordinating with your board, management company, and residents.

Questions HOA Boards Ask
What triggers an SB-326 inspection?
The calendar does. SB-326 is a periodic requirement, not a damage-triggered one, so the obligation exists whether or not anything looks wrong from the ground. It applies to condominium and planned developments of three or more units, covers wood-supported balconies, decks, stairs and walkways more than six feet above grade, and runs on a nine-year cycle. The association carries the duty, and the cost sits with the association, not the individual owner.
Who can certify and repair what the inspection finds?
Your engineer or architect performs the inspection and issues the report. KneppKraft is the licensed contractor, CA Lic. #547307AB, General Engineering and General Building, that takes the findings and completes the structural repairs, coordinating with your board, management company, and residents.
What happens if the inspection finds an immediate hazard?
The association must restrict access to the element and complete repairs before reopening it. Send us the report and we’ll scope the repair and schedule around your building’s occupancy.
Have your SB-326 inspection report?
Send it over: we’ll scope the repairs and coordinate with your board and management company.
SB-326: what your condo HOA has to do.
If the units are individually owned, SB-326 is yours. It covers condominiums and planned developments with three or more units, and the duty sits with the association rather than any individual owner. Renting the units instead? SB-721 puts the same inspection duty on the building owner.
